Armytage Way – Private Residence

The site presented a unique block geometry with an unusually wide frontage that narrowed significantly toward the rear, creating set-out and construction challenges. The project also required a solution that maximised natural light to the north-facing rear yard while maintaining privacy and control on the southern, street-facing elevation.

Zera Projects delivered the home using a timber-framed construction methodology, allowing the structure to progress from slab to roof within four weeks and supporting completion of the full build within a nine-month program. Ground stabilisation and retaining works were undertaken to both sides of the property to manage site conditions and enable construction activities to be carried out safely and efficiently.

The project was completed within nine months from demolition to occupancy, meeting the client’s program requirements. Timber-framed construction and double-glazed windows contributed to improved building performance, while the north-facing orientation and open indoor-outdoor living design maximised natural light and created functional, comfortable living spaces. A high-impact but fit-for-purpose outcome was achieved while maintaining budget control.
