Golden Bakery – Queens Building Bakery Fit-out

Zera Projects completed the fit-out of the new Golden Bakery store within the heritage-listed Queen’s Building on William Street.

The project involved preliminary site feasibility works, coordination with leasing agents regarding scope and lease conditions, and navigation of complex statutory approval processes, including heritage approvals. Design and delivery were required to meet the requirements of the City of Perth, the client, and the Heritage Council, with negotiation undertaken to achieve a compliant and commercially viable outcome.

Construction was delivered within a live, heritage-listed building with occupied offices above and adjoining tenancies, including a neighbouring watch retailer with vibration monitoring in place. The site fronted Williams Street in the Perth CBD, presenting tight access constraints and requiring all loading and deliveries to be undertaken out of hours.

Zera Projects managed the tight site and heritage constraints through close coordination with all stakeholders to deliver a high-quality flagship bakery fit-out. Works were delivered within the defined heritage and design restrictions while still achieving the client’s operational and brand requirements. Construction logistics were carefully managed through staged, out-of-hours deliveries and controlled access through live building zones to minimise disruption to surrounding occupants.

Golden Bakery successfully relocated into a new flagship bakery outlet two doors from their original store with no trading downtime. The works were delivered with minimal disruption to surrounding tenants within the heritage building and neighbouring properties.
